after a lot of thought we decided to go with this.

has a nice layout. not thrilled with the siding. I prefer brick...however people in the south are not fond of brick. we are going with the third elevation though. gives us a bit of a front porch. master bedroom is enormous. with lot premium and home upgrades its still going to be under 235,000. centex builds a good home and stands by its warranty. we looked at d.r. horton developements as well. they build in order of purchase...so we got a few months to wait before they start.

Wow, nice house, Dan. It's awfully big for just 2 people...perhaps some junior sideshowDAns will be running around the place sometime soon? Man, it seems like everybody we know has already moved into a house...I'm so sick of crappy apartments. I wish we could have our own cozy little house and some privacy.

I can't believe how fucking inexpensive houses are in the States. My Mum's house is 3 bedroom detatched, in a village. It's pretty nice, but quite small and needs some work. She told me the other day that it will sell for around £250,000-270,000. That's like, fuck knows, $400,000? When, God forbid, me and my brother sell the house, I am going to look into moving over there. I could buy a ranch or something.
Anyway, sorry to rant! Great house :) What state is SC?

be careful about that luke, there are PLENTY of places in this country where housing costs are FAR worse than that. south carolina has relatively cheap housing prices compared to other states. my parent's house here in southern california cost $675,000, and they did $100,000 worth of work to it. it was purchased 4 years ago and is now worth about $1.4 million...and it is NOT BIG AT ALL. Some places in New York or San Francisco, you'd be lucky to find moderate sized condos for a million.

this is actually my second home that I will be owning. bought one right before I finished up college. it was shit and turned around and solid it for double its value when I got it.
this one is reasonable especially considering how homes are booming in the area.
eric at least 4...not sure to start with cotton or tobacco.
gravy right now we are renting at a uber reduced rate...good family friend owns another centex home in the estate home community next to where ours will be. home I am in now is a golf course home and the rich people disgust me. we pay less than 600 a month for the place plus utilities. like I said good family friend.
dns is right...south carolina in general is cheaper as far as homes...however beaufort/bluffton/hilton head are some of the most expensive in the country.
finding a house with size and a decent layout for under 300,000 is damn near impossible. this was just the right place at the right time.
rachel you and the kids can move in until we knock out a couple of our own.

hmmm only real big time retirment community I know of is "sun city", or the cool old people who refuse to live there call it the cemetary with lights.
hilton head is kind of meh. too much money and not enough roads. if a hurricane was to hit there...holy shit. only one road off the island and its always packed.

prices are going to be determined on the area, not the two letter abbreviation before the zip code. it's beaufort county, one of the fastest growing areas in the nation, let alone state. it's all about area, but that said....
how is $219,000 not expensive?
$219,000 is not expensive when the same house costs a million dollars on the west coast.

Tucson has houses to DAn's specs that fall into the $100,000 - $200,000 range...although they are in subdivisions and have no backyards, alleys or privacy period (houses are no more than five feet apart in some subdivisions). Sucks.
And they're sprouting up like weeds and overtaking the desert :-/

housing costs can be decided, to some degree, by the state they are in. obviously the area of the state matters greatly (west hollywood costs alot more than compton), but because of taxes, demand, schools, etc, many entire states, on average, cost more than others. gravy, new jersey is dirt cheap compared to most areas of california. the house that we sold in new jersey for $165,000 would have gone for $400,000 if we moved it out here at the time. god knows how much that has changed since. that said, new jersey can be ridiculously priced in some places too.

house prices around chicago are starting to get ridiculous. in 1991 my parents bought a small, but decent-sized house for about 130,000. they sold it ten years later for almost 500,000. in those ten years the area went from small suburb to HUGE suburb. we moved even farther away from the city, and we can see it happening again. you definetly pay for your surroundings. if our current house was in san fran or something like that, it would be worth well over a million-- more than double what it's worth here

your house wouldn't exist in san fran because there's no room for any house that doesn't look exactly like the houses from "full house" and if there were room, it'd be worth 2-3 million, probably.

Housing prices are pretty high where I'm at. It's a nice suburb, little crime, good schools. Like everyone said, you pay for your surroundings. My house is pretty small (three bedrooms, one pretty small, one bathroom, a connected living room/dining room, and a kitchen. No basement, no second floor,) but would probably still go for at least $150,000, and considering it's not in bad shape, probably more. Compared to that, great house for a great price, Dan.

crazy part is back home...specifically nova/md homes of similiar size go for double easy. this will be brand new and have the upgrades we choose. also I dare anyone to find a 2000 sq ft home thats not in hardeeville for under 240k. still overly excited about it.
well the cool part is you go upstairs and to your left is the open loft/game room. its just going to be the entertainment room. huge wall to work with. neighbor I have now was a carpenter in richmond for 30 years. he designed a kick ass entertainment unit. he will design one for me and only charge me cost of supplies. so I will house a new television...time will tell on that. all the video game consoles. dvds will flank both sides of the unit. will incorporate surround sound/computer and all that good stuff. the room screams for all this.
best part of all this will be when we have kids...the school complex for k-12 is less than a half mile away. everyone here takes care of their property and most crime is drunk driving realted. however a guy from PA came down and killed his soon to be ex-wife. beat her, shot her, and then set the house on fire. then he goes and has a few drinks afterwards.

fuck you centex...things fell through on this a few weeks ago. apparently they decided to have a lottery for the remaining lots. none of this was mentioned at any point of the home buying process.
so after feeling fucked over we decided we liked this house.

It is a spacious rancher. however their contract was horrid. they planned to have people close on these homes in august...however the roads have not been put it, plus there is no water or utilities available. those take weeks/months to get in. they also couldn't give us any reasonable idea of when our home could be ready.
soooo, this has left us feeling pretty exhausted. until this past saturday. we have decided to go with a local savannah builder with a good track record. the home we chose is...

ours is actually called the driftwood II. it bumps out to a two car garage, and extends the kitchen. we decided to go with the 3 bedroom plan to give ourselves a huge master bedroom. best part is this is a done deal, we reserved our lot...wrote the contract, then got approved through there broker today. home will be ready in early february. roads are already in, water and electricity as well. we even have our street address...this is starting to kick ass.

good luck with that price point. we looked to stay in that area before deciding to move. it would have just sunk any chance at starting a family sooner than later. lemme know how it goes because I am curious.
our builder offers so many standards that others offer as upgrades. anyhow we did splurge on the bathroom...something called the marble bath package. comes with a huge garden tub...and I get my shower seat/bench thing.
we actually have our pre drywall meeting today at 3.
I forgot to mention the best part...with centex we were looking at close to 250k for everything...everything here is going to cost us
204k. also get a much bigger lot for less. it worked out well.

luckily i know a little about home building (work in the industry) so that helps. we actually work with centex, among others. the market has shat so hard here that prices have come way down. we might even be able to get a single family. we own our condo, so selling that's the biggest challenge
we'll list the condo for more than you paid for that house :-X

pre drywall meeting was interesting, basicly the bottom line is we are 60 days away (roughly) from closing on the home. my dog ran up the stairs and into the tub in the second bathroom. he seems to like it.
